VR Walkthrough vs 3D Walkthrough

A 3D walkthrough is a rendered video: it travels, plays anywhere, reaches many people, and shows only what the camera chose. A VR walkthrough is a navigable environment in a headset: it reaches one person at a time, cannot be emailed, and lets that person look wherever they want. If you can fund only one and you need reach, build the video. If your problem is a small number of high value decisions, build the VR.

These are not competing versions of the same product, which is why comparing their prices directly leads teams to the wrong answer.

The useful question is what each is for, and where virtual reality is worth its narrower reach.

The difference that decides it

A video is authored. Someone chose the route, the pace and the framing, and that control is a feature: the argument is made in the order you intended, every time, for every viewer.

VR gives that control away. The person looks up, turns around, goes back to the kitchen. That is exactly why it convinces, and exactly why it cannot be posted to a listing site.

Reach versus depth

A walkthrough video goes in an email, on a listing, in an ad, on a website, in a pitch deck. Thousands of people can see it and it costs nothing more to show one more.

A VR experience requires a device, a location and usually a staff member. For illustration, treat twenty people a week as a busy program. Each of those twenty gets a far stronger impression than any video produces.

The verdict

As a default, build the video first and add VR when there is a specific, repeated moment where a prospect or reviewer gets stuck in a way a video cannot solve.

Teams whose entire value is decided in a small number of high stakes rooms, such as clinical user groups or a single anchor tenant negotiation, should invert that order.

They share most of the work

Both are built from the same model, the same finish package and the same site data. Preparing that once and producing both is materially cheaper than commissioning them separately a year apart.

If both are likely, say so at scoping even if only one is funded now. It changes how the environment is built.
