3D Floor Plans for Industrial and Warehouse Space
A warehouse 3D floor plan has to answer a different question than a residential one. The tenant is evaluating clear height, column grid spacing, dock door count and position, trailer parking and truck court depth, and the ratio of office to warehouse. A plan that shows pretty interior space and omits the column grid has failed, because the column grid is what determines whether the tenant's racking layout fits.
Industrial leasing has become competitive enough that listing quality now matters, but most industrial marketing still uses a flat site plan and a photograph of an empty box. The flat plan is accurate and unreadable to anyone outside the industry. The photograph is readable and communicates nothing measurable.
A 3D plan sits usefully between them. Our approach to 3D floor plans for industrial product is to keep every dimension that governs a leasing decision visible, and to drop everything else.
What an industrial tenant is actually checking
Clear height first. It determines racking configuration and therefore cubic storage, which is the real unit of value. A plan should state it, and if clear height varies across the building, the plan should show where.
Column grid second. A 50 by 50 grid and a 40 by 40 grid in the same square footage are different buildings to an operator planning aisle layout. The grid should be drawn, not summarized in a spec line.
Dock configuration third. Count, spacing, and whether the building is single loaded, cross docked or rear loaded. This drives throughput and it is the item we most often see obscured by a rendering that faces the pretty side of the building.
Dock configuration also carries information the spec sheet flattens. Two buildings can both list thirty dock doors, but a cross docked building with fifteen on each face and a rear loaded building with all thirty on one face support very different operations. The plan shows this instantly and the spec line does not.
Then the office component. Industrial tenants care about office square footage, whether it is built out, and whether it can expand. Showing the office area at a legible scale inside an otherwise vast plan is a drawing problem worth solving deliberately.

Drawing at two scales at once
A 300,000 square foot building and a 4,000 square foot office in the same drawing is a legibility problem. Drawn at a scale where the building fits, the office is a smudge. Drawn at a scale where the office reads, the building does not fit on a screen.
Trying to solve this with a single zoomed inset inside the building plan is tempting and it usually fails. The inset competes with the building drawing for attention, and on a phone it becomes unreadable first. The building plan is the drawing that has to survive a small screen, because that is where a broker forwards a listing from.
The workable answer is usually two coordinated drawings rather than one compromise: a building level plan that carries grid, docks and divisibility, and an office level plan at a scale where a person can see desks. Produced as a pair with a consistent visual language, they read as one document. Produced separately by different hands, they read as two.
Trailer parking has the same problem in reverse. It appears on the site plan, which most listing packages do not present alongside the building plan, so a tenant with a fleet requirement has to ask. Bringing the truck court and trailer count into the same drawing family removes that call.
Divisibility is a marketing asset
It is also the item most likely to be missing from the marketing material entirely, because divisibility is usually decided by the developer and communicated verbally to the broker. Putting it in the drawing set makes it a property fact rather than a piece of institutional memory.
Many industrial buildings are marketed as a single unit and leased in pieces. If the building can be demised into two or three tenancies, showing the demising options as overlays on the same base plan is one of the most useful things the plan set does. It lets a broker answer a sizing question in the first call instead of the third.

What we need from you
Industrial documentation is usually good, which makes these projects faster than residential ones once the material arrives. In our experience the delay is almost never technical. It is that the spec sheet lives with the developer, the site plan with the civil engineer and the demising options in a broker's email.
A dimensioned base plan with the column grid intact, the building specification sheet with clear height and dock counts, the site plan showing truck court and trailer parking, and the demising options if the building is being marketed as divisible. If the office is being built to suit rather than existing, tell us, because a speculative office layout should be drawn and labeled as speculative.
If the building is speculative and the office is not designed, we draw the warehouse accurately and show the office area as an unbuilt zone with its square footage stated. That is honest and it is more useful to a tenant than an invented layout they will assume is real.
We do not add specifications that are not in your documents. If the spec sheet does not state clear height, we will ask rather than estimate.
One caution on overlays: demising options are hypothetical until someone signs. Drawing three demising scenarios as though they were equally likely can confuse a tenant who is trying to understand what the building is. We label them as options and keep the undivided building as the primary drawing.
