3D Floor Plans for Self-Storage Facilities
A self-storage 3D floor plan has to do two things a normal floor plan does not. It has to make an abstract unit size feel like a real volume, because nobody has an intuition for what 10x15 holds, and it has to make the building navigable, because a customer who cannot find the freight elevator on the drawing will call the office instead of booking online. That means unit plans that show contents at scale, plus a floor-by-floor plan with circulation, access points and unit blocks color coded by size.
Self-storage is one of the few real estate products sold almost entirely on a number. The customer picks a size off a grid, pays, and shows up with a truck. The gap between that number and the physical space is where the cancellations, the upsells and the support calls live.
Most storage operators treat the drawing as a facility map. It is really two products in one, and our 3D floor plan work for storage sites is scoped as two deliverables from the start: the unit-size drawings that sell, and the facility plan that orients.
The unit-size drawing is a sales tool, not a diagram
A 5x10 unit rendered as an empty rectangle tells the customer nothing. The same unit rendered with a queen mattress, a dresser, six boxes and a bicycle at true scale answers the only question the customer actually has, which is whether their belongings fit.
The technical requirement here is honesty about scale. Furniture and boxes have to be drawn at real dimensions, not sized to make the unit look generous. An operator who inflates the drawing gets a customer who arrives with a truck that does not fit, and that customer cancels on day one and leaves a review about it.
The second requirement is ceiling height. Storage is sold in square feet but used in cubic feet, and a unit with a nine foot clear height holds a great deal more than the same footprint at seven feet. A 3D view can show that. A flat grid cannot.
The facility plan is a navigation tool
Multi-story and climate-controlled facilities have a wayfinding problem. The customer needs to know where the drive-up access is, where the freight elevator sits, how far their unit is from either one, and whether the corridor is wide enough for a dolly.
A facility plan that carries this information reduces the number of calls before booking and the number of complaints after. It also supports the price ladder, because a unit next to the elevator on floor one is worth more than the same unit at the end of a corridor on floor three, and the drawing is what makes that difference visible enough to charge for.

What the operator has to supply
The input for a storage project is usually cleaner than for other property types, because the building is repetitive and the unit mix is already documented for the management software.
What we need is a dimensioned base plan per level in CAD or PDF, the unit mix table with sizes and counts as the management system holds it, the clear height per area where it varies, and a note on which units are drive-up, climate controlled or exterior access. If the site has a phase two, tell us at the start so the drawing style is set up to extend rather than be redrawn.

Where storage plan sets usually go wrong
The first failure is drawing every unit. A facility with 700 units does not need 700 drawings. It needs one drawing per size in the rate grid, which is usually between eight and fourteen, plus the floor plans. Operators who ask for a drawing per unit are paying for repetition that will never be looked at.
The second failure is inconsistent camera angle across sizes. If the 5x5 is drawn from one corner and the 10x20 from another, the customer comparing them is comparing two perspectives instead of two volumes, and the whole point of the exercise is lost.
The third is a plan that dies at expansion. Storage sites add buildings. If the original set was drawn without a documented style, the phase two units come back looking like a different company made them, and the size guide stops reading as one product.

We quote per unit size and per level, not per physical unit. A facility with twelve sizes across three floors is a twelve-plus-three deliverable, and that is usually a fraction of what an operator expects when they first ask. Timeline depends far more on the state of the base drawings than on the size of the site. Clean CAD moves quickly. A marked-up PDF from the original construction set means we rebuild the geometry first, and that is where the time goes.
