Renders for Teasers Versus Full Decks

Almost every raise produces at least two documents, and they place opposite demands on imagery.

A teaser is one page, sent cold or semi cold, read in under a minute, and it usually carries a single image that has to do everything: establish what the asset is, where it is, who it is for and why it is worth a second look.

A full deck has ten or more slides and three or four images that can each carry one job, so no single image is under pressure.

Sponsors typically produce for the deck and crop something out of it for the teaser, which is the wrong direction and it is why so many teasers underperform.

What the teaser image has to do

Four jobs in one frame, which is a genuinely difficult brief and rarely treated as one.

Identify the product. A reader has to know within a second whether this is residential, office, retail, industrial or mixed, and roughly at what tier.

Establish the setting. Urban, suburban, waterfront, corridor. Location is usually the strongest part of an opportunity and it cannot be assumed from an isolated building.

Communicate scale. Not precisely, but enough that the reader does not misjudge the project by a factor.

Look credible. This is the first contact and the image is standing in for the sponsor. Anything that reads as amateur or as advertising costs the second look.

One image doing four jobs usually means a slightly wider view than the deck hero, showing the asset in context rather than as a portrait. It is a harder frame to compose and it is the one that decides whether the raise gets a first conversation.

What the deck set can distribute

Three or four images, each with one job, which is far easier and produces better images.

The site image establishes position and fit. The street level image establishes positioning and tier. The product image justifies the revenue assumption. A diagram handles sequence or massing.

Because no single frame is overloaded, each can be composed for its purpose. The street level view can be tight. The site view can be wide. Neither has to compromise for the other.

This is why the deck hero is usually the wrong image for the teaser: it was composed to be one of several, and asked to work alone it leaves out what the others were carrying.

Format is the practical difference nobody plans for

Teasers are frequently portrait or A4 documents. Decks are landscape slides. An image produced for one crops badly into the other.

A landscape hero cropped to portrait loses the context that made it work. A portrait composition placed in a landscape slide leaves dead space either side and looks unconsidered.

The fix is trivial if it is anticipated: produce the principal view in both aspect ratios from the same camera setup. It costs almost nothing at production and it is expensive to approximate afterwards, because cropping is not the same as recomposing.

Asking for both at brief stage is one sentence, and it is the single most useful thing a sponsor can do to make one production effort serve both documents.

Text load changes the composition

Teasers carry proportionally more text over or beside the image than deck slides do, because they compress the whole opportunity into one page.

That means the image needs a larger quiet zone, and the subject has to survive being partially covered. A composition where the building fills the frame edge to edge will fight the copy and lose.

Deck slides usually give an image more room, so the same building can be shown larger and closer.

Producing one image and using it in both places means either the teaser is cramped or the slide is empty, and both outcomes are visible.

The cold reader problem

The deeper difference, and it is about audience state rather than format.

A deck is read by somebody who has already decided to spend time on the opportunity. They will work to understand it, they will read captions, and they will give the sponsor the benefit of the doubt for a few slides.

A teaser is read by somebody deciding whether to bother. They will not work at it. Anything ambiguous is resolved by moving on, and the most common ambiguity is not knowing what the asset actually is.

That is why teaser imagery should be legible rather than atmospheric. A dramatic evening shot with the building half in shadow can be beautiful and can also leave a cold reader unsure what they are looking at, which is fatal at that stage.

The teaser gets forwarded, the deck usually does not

A distribution difference that changes how carefully the teaser image has to be produced, and it is consistently underestimated.

A deck is typically sent to a named person for a specific reason. A teaser is forwarded: to a colleague, to a committee, to somebody in another firm who might be interested, frequently with no accompanying explanation.

That means the teaser image is seen by people who have no context, no caption and no relationship with the sponsor. Whatever it appears to claim is what it claims, and there is nobody present to qualify it.

The practical consequences are two. The image has to be self explanatory, because nothing accompanies it. And it has to be defensible without a caption, which is a higher accuracy bar than a deck image carries.

This is the argument for producing the teaser image to the strictest standard in the set rather than treating it as the throwaway version.

When a teaser needs no rendering at all

Worth stating because it is sometimes the right answer and no supplier will volunteer it.

For an existing asset, a good photograph beats a rendering every time. It is cheaper, faster and more credible, and readers know the difference immediately.

For a genuinely early concept with an unsettled envelope, a clean site plan with the parcel marked and the surroundings labelled can outperform an invented image, because it makes an honest positional argument rather than an unconvincing visual one.

For a land opportunity where the value is entitlement or location rather than a specific scheme, an aerial with the parcel outlined and the context annotated is frequently the strongest single page available.

The test is whether a rendering adds information a reader does not already have. If the answer is no, it is decoration on the document that can least afford it, and the money is better spent on the deck imagery that will carry the conversation afterwards.

What both documents share

Three requirements that do not change and are worth stating because they get lost in the differences.

Accuracy. Both travel further than intended, and a teaser in particular gets forwarded widely and casually, frequently without the caption that qualified it.

Agreement with the numbers. Storey and unit counts consistent with whatever figures accompany the image, in both documents, including when the deck is updated and the teaser is not.

Consistency between them. A reader who sees the teaser and then the deck should recognise the same project. Different lighting, different vegetation or a visibly different massing between the two reads as carelessness at exactly the wrong moment.

Legibility when printed and on a phone. Both documents get opened on phones and both get printed, frequently in greyscale. An image that relies on colour to separate the building from its background fails in both places, and the check takes seconds.

Keeping the two documents in step

An operational problem that appears in every raise and that nobody assigns to anybody.

The deck gets updated as the scheme develops and feedback arrives. The teaser, having been sent out early and widely, usually does not, because updating it feels pointless once it has circulated.

So within a couple of months the teaser depicts an earlier version of the project, and it is still being forwarded. A reader who received it from a colleague and then meets the sponsor is looking at two different buildings.

The fix is not complicated. When the deck imagery is revised, re-export the teaser view from the same model and reissue it, which is a few minutes of work if the model is maintained and impossible if flat files were bought.

It also helps to date the teaser. A dated document that is three months old is understood as a snapshot. An undated one is understood as current, which is how a superseded scheme ends up being discussed as though it were the proposal on the table.

Where each document sits in the sequence

Understanding the order clarifies why the images differ, and it is worth setting out plainly.

The teaser opens a conversation. Its only job is to earn a meeting or a request for more, so it optimises for immediate legibility with a reader who owes the sponsor nothing.

The deck supports the conversation. It arrives with attention already granted, so it can afford nuance, sequence and detail that a cold reader would never reach.

The data room and the lender package come later still, with attention fully committed and scepticism at its highest. Those want accuracy and completeness over impact.

Imagery that is right for one stage is frequently wrong for another, and the mistake is not producing different images so much as producing one and using it everywhere without asking whether it fits.

Producing both from one effort

The practical arrangement, and it costs almost nothing extra when decided at the start.

Build the model once. Choose the principal view with the teaser in mind, meaning slightly wider and with a quiet zone for text. Export it in both aspect ratios.

Then produce the additional deck views from the same model, which is inexpensive because the geometry, materials and context already exist.

The result is one production effort, a teaser image that was designed to work alone, a deck set that is internally consistent, and everything matching between the two documents.

The alternative, producing the deck first and cropping for the teaser later, saves nothing and reliably produces a weaker teaser, which is the document doing the hardest job.

There is one further advantage worth noting. Designing the principal view for the teaser tends to improve the deck as well, because a frame that establishes product, setting and scale simultaneously is a stronger opening slide than a tight portrait of a facade. The discipline of the harder brief raises the standard of both documents.

One boundary worth stating

Renderings support presentation documents. They do not raise capital, they are not securities advice, they do not obtain approvals and no vendor obtains approvals or can guarantee them, and they do not sell the asset.

The difference between the two documents is workload per image. A teaser asks one frame to do four jobs for a reader who is not yet paying attention, which is why it deserves to be designed first rather than derived last.
