How Many Renderings a Pitch Deck Needs
Sponsors ask how many renderings a pitch deck needs and receive an unhelpful answer, which is that it depends. It does depend, but on things that are knowable in about five minutes, so a better answer is available.
The short version is three, sometimes four, and almost never more than five. Sponsors who commission eight typically use four and pay for the rest, and the extra four are not neutral: they dilute the document.

Start from the slide count, not the image count
A real estate pitch deck runs to roughly a dozen slides, and only some of them carry imagery of the asset.
The opportunity summary, the market section, the financial summary, the capital stack, the timeline, the team and the terms are text and chart slides. They may carry a small supporting image, and none of them needs a full rendering.
What that leaves is an opening slide, an asset or product section of two or three slides, and possibly the location slide. Three or four places where a rendering does real work.
Commissioning more than the layout has room for is a mistake that gets made because imagery is bought before the deck is structured, which is the wrong order and the cause of most of the waste in this category.
The three that do the work
1. The site image
The asset in its real surroundings, from a position that shows how it sits relative to what is already there.
This answers the first question every reader has, which is whether the thing fits where it is going. It is also the image that benefits most from accurate context, including the parts nobody would choose to include, because a building floating on white communicates nothing about position.
On a dense site this is a street or oblique view showing the neighbours. On open land it is wider, showing what the parcel relates to, since the location argument is spatial and cannot be made in text alone.
2. The street level image
What a person encounters at the ground: entrance, frontage, scale relative to a human being.
This carries product positioning more strongly than any other single image. A reader forms a view about who this is for and at what tier within seconds of seeing it, faster and more confidently than they will from the market section.
It is also the image most often missing, because it is harder to produce than an aerial and less immediately impressive in a demonstration.
3. The product image
Whatever a customer ultimately pays for. A residential amenity, a typical office floor, a unit interior, a courtyard, a lobby.
This is what makes the revenue assumption feel earned rather than asserted. A reader looking at a rent or price assumption is implicitly asking what justifies it, and this image answers.
Which product image to choose is decided by the pro forma. Whatever line carries the most revenue, or the most contested assumption, is what should be shown.
What a fourth image should be
It earns its place when it answers a question that keeps arising, and not otherwise.
If the scheme is phased, a phasing diagram rather than another render, because the question is about sequence rather than appearance.
If the site is difficult, a view showing the constraint and the response, which demonstrates the sponsor understood the problem.
If the argument depends on something specific, such as an outdoor space, a view, a floor plate or an access condition, an image of exactly that.
If none of those apply, a fourth image is usually another angle on the same building, which adds nothing a reader was missing.
Why more is worse, not just more expensive
Three reasons, and they are the argument against the instinct to commission a gallery.
It dilutes. A document with eight images of a building reads as a brochure rather than an investment case, and sophisticated readers discount brochures.
It invites inconsistency. More images produced under time pressure means more chances that two of them disagree about a detail, and readers notice discrepancies more reliably than they notice quality.
It spreads the budget thin. Eight adequate images cost more and persuade less than three good ones, because credibility comes from the quality of the one a reader studies rather than from the number they scroll past.

What each image has to answer, in one line
A useful discipline when deciding a set: write the question each image exists to answer before commissioning any of them.
If two images answer the same question, one of them is redundant regardless of how different the angles look. If a question on the list has no image attached, that is the gap worth spending on.
The questions that recur across development raises are consistent: does this fit here, who is it for, what justifies the price, how does it get built, and what happens at the ground. Five questions, and most sets only need three images because diagrams handle two of them.
Sponsors who write the questions first typically commission fewer images and get a stronger document, because the brief stops being about coverage and starts being about argument.
The second most common mistake after buying too many
Buying the wrong three, which is harder to notice and just as expensive.
The most frequent wrong set is three exterior views of the same building from different angles. It looks like coverage and it answers one question three times, leaving positioning and the ground condition unaddressed.
The second most frequent is an aerial, a hero exterior and a lobby. That set skips the street entirely, which is where a reader decides what tier the product sits in.
The third is an interior led set for a product whose value is mostly about position, such as land or a suburban community, where the interiors are standard and the location is the argument.
Each of those sets costs the same as a good one. The difference is entirely in the choosing, which is free.
Repositioning changes the arithmetic
Where the project is an existing asset being changed rather than something new, the counting works differently and it is worth stating separately.
The persuasive unit is a pair rather than a single image: current condition and proposed outcome, from the same viewpoint, in the same light, with only the intervention changed.
So two pairs frequently outperform four single images. One pair for the exterior or the entry condition, one for the principal internal space, and the reader can measure the change rather than being asked to imagine it.
It also means the current condition photography is part of the production rather than an afterthought. Poorly shot baselines make the comparison unreliable in both directions and cost very little to do properly.
Diagrams count, and they are cheaper
An underused substitution that improves documents and reduces cost simultaneously.
Several questions readers have are better answered by a diagram than a rendering. Phasing, massing relative to the envelope, floor plate efficiency, unit mix, site access and servicing are all diagrammatic questions, and rendering them adds cost without adding clarity.
Diagrams also read as analytical rather than promotional, which suits an investment audience and works particularly well with lenders, who tend to discount rendered imagery and engage with drawn information.
The strongest packages we see pair a small number of renderings with two or three clean diagrams, and they usually cost less than a set of renderings alone.
Concept stage is the exception
Where the envelope is genuinely unsettled, the honest answer is fewer images than three, not more.

Producing three photoreal images at that stage means inventing three sets of decisions, all of which will change, and the work gets discarded rather than extended.
The sponsors who handle this best produce the minimum now and plan the rest for when the scheme resolves, which is usually also when marketing imagery is needed and the two efforts merge.
Where the extra images should go instead
If a sponsor has budget beyond three images, there are better places to put it than a fourth view of the same building.
Higher production on the three. Accurate context modelling, materials authored from real references, and lighting that suits the room rather than a generic condition. This is where credibility comes from and it is invisible in a count.
Extra aspect ratios of the same views. Landscape for the deck, portrait or square for later marketing, produced together at almost no additional cost. This is the cheapest way to make the spend serve more than one document.
A second lighting condition. An overcast or evening version of the principal view, which is unusual in these documents and reads as confidence rather than as decoration.
Current condition photography where an existing asset is involved, which underpins any before and after argument and costs very little.
Each of those improves the document. A fourth angle on the same facade does not.
What happens to the set after the raise
The count question and the reuse question are connected, and sponsors rarely consider them together.
A set of three produced as exports from a maintained model can become five, or ten, later at low marginal cost, because the expensive part already exists. Adding a view once the model is built is a fraction of the first view.
A set of eight produced as flat files by a supplier who then closes the project is eight images and nothing else. If the design changes, all eight are wrong, and the next document starts from drawings again.
So the honest answer to how many a deck needs is three now, with the ability to produce more cheaply later, which is a production decision rather than a quantity decision.
Sponsors who buy quantity upfront are usually solving for a fear of being short, and the reuse route solves that better and for less money.
