Downtown Doral is entering its final phase, and Codina Partners is already planning what comes after
Downtown Doral, Codina Partners' 250-acre master-planned district, is starting the final phase of its original vision while the developer simultaneously lays groundwork for what industry coverage describes as Downtown Doral 2.0. The existing district already includes more than 10,000 residential units, over 40 restaurants and retail spaces, two charter schools, a government center, and a healthcare center operated by the University of Miami, a genuinely comprehensive live-work-learn community rather than a single residential or commercial phase.
Between now and 2026, more than 25,000 square feet of new retail space is opening along Northwest 87th Avenue, alongside a 932-space parking garage rising at 87th and 53rd Terrace. Sevilla, a new seven-story apartment building from Codina Partners, adds 412 rental units ranging from one to three bedrooms. Codina is separately demolishing four obsolete office buildings totaling 370,000 square feet to free up 25 acres for a still-undecided development addition, evidence that the master plan itself remains actively evolving rather than fixed.
