A rendering answers the question of what the building looks like. A 360 tour answers what it is like to be inside it. Augmented reality answers a narrower and more stubborn question: how big is it, really, from here.
Scale is the thing people are worst at reading from a screen. A tower shown on a laptop is an abstraction, and every viewer silently rescales it against whatever they last looked at. Standing on the sidewalk with the same tower held in place above the empty lot removes that entirely, because the viewer has their own body and the buildings next door as the reference.

Every other visualization format travels. A rendering goes in an email. A 360 tour goes in a browser tab. A walkthrough animation plays on a phone in another country. Augmented reality does not travel, and any AR experience that does not require the site has quietly degraded into a tabletop model on a desk, which is a different and much weaker product.
So the first question in any augmented reality decision is not which vendor. It is: will the people who need to be convinced physically be at the site. If most of them will not, the money belongs in something that travels, and any vendor unwilling to say that is selling rather than advising.
Accuracy: persuasive is not the same as measurable
This is the second technical fact that changes buying decisions, and it is rarely stated plainly.
A phone places augmented reality by tracking visual features in its camera feed and estimating its own movement. It works impressively well in a room with furniture and texture. It works considerably less well on an open, flat, featureless site in even light, which is exactly what an undeveloped parcel is.
The consequence is drift. The model appears anchored, then over a walk of a few dozen metres the anchor slips, and the building ends up sitting somewhere adjacent to where it should be. Most viewers never notice, which is precisely the danger.
That is why surveyed systems exist. Pairing a phone with high accuracy GNSS positioning places the model by coordinate rather than by guess, and it costs accordingly. The rule that follows is simple: use phone AR to persuade, and use a surveyed system before anybody decides anything about clearance, setback or a property line.

SiteVision pairs high accuracy GNSS positioning with a handheld phone rig so a design model sits on the physical site at 1:1 in a surveyed position rather than an approximate one. The 2026.10 release adds lidar scan data fused with the AR view inside the existing Trimble Connect project workflow.
Why that hardware exists is the point. A phone on its own anchors augmented reality by recognising visual features in the camera feed, and it drifts. Over a short distance in a furnished room the error is small. Across an open site in flat light it is not, and the model can sit visibly off its footprint.
So the honest split is this. If the purpose is persuasion, a phone is enough. If somebody intends to make a decision about clearance, setback or utility position from what they see, a phone is not enough and never was, and a GNSS system is the correct purchase.

The dependency is the same as everywhere else on this page. It displays a model somebody has already prepared, and an FBX exported straight from a documentation model is usually far too heavy to run on a phone, which is where most first attempts fail.

Agencies in this segment are genuinely expert at augmented reality. They are typically not expert at construction documents, and a developer hiring one should expect to explain what a sheet set is and to supply the model.
That is not a criticism. It is a scoping fact worth knowing before the first call, because it determines whether the quote includes the modelling or assumes it.

The model is the job, and the app is not
If there is one thing to take from this page it is this, because it is where budgets are misallocated most often.
Every viewer listed above needs a 3D model. None of them create one. A developer who buys an app and then discovers there is nothing to load into it has bought the last five percent of the solution and skipped the other ninety five.
Worse, the model that exists is usually the wrong one. A documentation model carries every stud, every fastener and every piece of equipment, and a phone will refuse to load it or will heat up and drop frames until it does. Preparing a model for augmented reality means rebuilding it lighter while keeping the silhouette, the proportion and the materials that make it read correctly, and that work is a production task with a real cost.
Anybody quoting augmented reality without asking what state the model is in is quoting for a job they have not scoped.
What to check before signing anything
Ask who supplies the model, and what happens if the answer is that you do not have one.
Ask how placement works, and treat any answer that avoids the words drift or GNSS as a sign the vendor has not thought about accuracy.
Ask what the viewer needs to do. A QR code and a browser is a very different adoption problem from an app download, and on a public site the difference decides whether anybody uses it.
Ask what happens to the experience in a year. Augmented reality tooling in this category changes fast, and this is not theoretical: Adobe Aero, a mainstream AR authoring tool from a major vendor, reached end of support on 6 November 2025. Anything built to depend on a single app is exposed.
When the honest answer is not augmented reality
Remote buyers. If the audience is out of state, augmented reality is worth nothing to them and a 360 tour or a set of renderings is worth a great deal.
Interiors that do not exist yet in a shell that does not exist yet. Standing in an empty field looking at a kitchen is not a persuasive experience, and an interior render or a walkthrough does that job properly.
Anything dimensional on a phone. If a decision depends on a measurement, the format is wrong unless the position is surveyed.
