Pre-Leasing the Future of Work & Retail

The Centrum project represents the modern convergence of Class-A office space and ground-level retail. Rendimension was commissioned to create a comprehensive suite of 3D renderings that would serve as the backbone of the leasing campaign. Our visual goal was to communicate connectivity, modern amenities, and the vibrancy of the plaza to potential anchor tenants.

The Challenge: Scale and Activity

Rendering large-scale mixed-use developments carries the risk of looking sterile or empty. To sell the vision, we had to populate the scenes with realistic "entourage" (3D people and vehicles) that reflect the target demographic without distracting from the architecture.

• Glass Curtain Walls: We perfected the reflection and refraction settings on the exterior glazing to showcase the environment while hinting at the interior office activity.
• Day & Night Cycles: We produced dual lighting scenarios to show the building's daytime corporate presence and its evening allure as a dining destination.

Driving Commercial Occupancy

Commercial leases are high-stakes decisions. Our photorealistic visualizations gave leasing agents the tools to demonstrate line-of-sight exposure, signage opportunities, and lobby grandeur, directly contributing to early occupancy commitments from premium tenants.
